The Westside: Newer Slabs, Mostly Prep and Sun
West of the river, in areas like Paradise Hills, Ventana Ranch, Taylor Ranch and the neighborhoods along Coors and Unser, most homes are newer and garages are similar to Rio Rancho’s: attached two- and three-car garages on newer slabs. These are often the most straightforward jobs. The main questions are whether the builder applied a sealer (it has to be ground off) and how much afternoon sun comes through the door (UV-stable topcoats help).
Northeast Heights and Older Neighborhoods: More Repair
Much of the Northeast Heights and older central neighborhoods were built decades ago. Older garage slabs are more likely to have:
- Old paint or failed coatings that must be fully ground off.
- Settlement cracks and uneven sections that need repair before coating.
- Years of oil saturation where cars have parked, which can affect bonding.
- No vapor barrier under the slab, which was less common in older construction. That makes moisture testing more important.
- Single-car or narrow garages, where a minimum job charge may apply.
Expect the estimate to spend more time on the condition of the concrete, and for prep to be a bigger part of the price.
North and South Valley: Shops, Barns and Mixed Use
Along the Rio Grande valley, larger lots often include detached workshops, equipment barns and converted outbuildings. Those floors might take tractors, trailers or welding work. They may also be unheated in winter, which affects when coatings can go down. See shop and commercial floors for what changes on those jobs.
Elevation and Sun Across the City

Albuquerque runs from roughly 4,900 feet near the river to over 6,000 feet in the foothills. The sun is strong everywhere in the city. Standard epoxy can yellow in sunlit areas, which is one reason many local installers use polyaspartic topcoats. Spring wind brings dust into garages citywide, so a full-flake finish and regular sweeping keep floors looking good.
Commercial Floors in Albuquerque
Warehouses, restaurants, breweries, auto shops and medical offices across the metro use resin floors. Commercial jobs usually need a site visit, moisture testing and a system matched to the traffic and chemicals. Use the form below to describe the space.
